What is the Golden Visa in Greece?

The Greek Golden Visa is a residence-permit programme that allows citizens of non-EU countries to obtain a residence permit in Greece on the basis of investment in real estate. The permit lets you live in Greece, travel freely within the Schengen area and maintain a long-term connection with one of the most desirable Mediterranean destinations — without any obligation of permanent residence in the country.

Programme benefits

Investment thresholds

The amount of investment depends on the location and type of property. The following thresholds currently apply:

  • €800,000— in the highest-demand zones, including Athens, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 inhabitants.
  • €400,000— in the rest of Greece.
  • €250,000— subject to a special condition: conversion of a building from commercial to residential use, or restoration of a protected (listed) building.

For the standard thresholds, the investment as a rule relates to a single property with a minimum area of 120 m².Amounts, areas and conditions may change through legislative amendments — before any purchase decision, be sure to verify the current conditions with our team.

The procedure — step by step

  1. Defining the goal and budget, along with choosing the location and type of property.
  2. Selecting a property that meets the programme requirements, and legal due diligence.
  3. Obtaining a Greek tax number (AFM) and opening a bank account.
  4. Signing the contract and making payment before a notary public.
  5. Submitting the residence-permit application and biometric registration.
  6. Issuance of the Golden Visa permit for the investor and family members.
