Golden Visa

Yes. The Greek Golden Visa programme allows non-EU citizens, including citizens of Serbia, to obtain a five-year, renewable residence permit by purchasing property. The investment threshold depends on the location and type of property. LVN Hellenic Properties helps you choose a property that meets the requirements — which we always confirm before purchase.
Since September 2024, the thresholds are: €800,000 in the most sought-after zones (Athens, Thessaloniki, popular islands), €400,000 in other regions, and €250,000 in special cases — for example, converting a commercial space into residential use or restoring protected buildings. There is also a €250,000 option through investment in Greek startups. We confirm the exact threshold for a specific property before purchase.
A five-year renewable residence permit in Greece for you and your family (spouse, children, parents), free movement through the Schengen area and no minimum-stay obligation in Greece. Over time, a path to permanent residence is possible. It does not automatically grant the right to work in other EU countries or citizenship — check the details with the relevant authorities.
A property acquired through the Golden Visa can be rented out long-term, but short-term tourist rental (Airbnb-style) is prohibited under the current rules, with the risk of losing the permit and incurring fines. For this reason, we build the investment plan in line with current regulations.
After the purchase is completed and the documentation submitted, processing currently takes several months (timeframes vary due to the high number of applications). While you wait, you have a confirmation of the submitted application. We guide you through preparing the documentation so the process runs as smoothly as possible.

Buying and our service

In short: selecting the property, obtaining a Greek tax number (AFM), opening a bank account, legal due diligence of the property by a lawyer, a preliminary contract and deposit, signing the contract before a notary and registration in the land registry. In addition to the property price, factor in the transfer tax (around 3.09%) or VAT for certain new builds, notary fees, a lawyer, the agency commission and land-registry registration. The total accompanying costs are usually around 8–12% of the property price.
Yes. A Greek tax number (AFM) and an account with a Greek bank are required. In certain border zones there is an additional procedure, through which we guide you. The purchase can be made in your own name or through a company.
